As cannabis continues to take root in Hoboken, there’s a lot happening—from new openings to legal developments and shifts in tax revenue. Here’s a snapshot of the latest:

Welcome to Hudsonica (363 15th Street)!

Hoboken’s fourth cannabis dispensary, Hudsonica, has opened in a brand-new building on 15th Street. Their hours of operation are 8:00 a.m. to 10:00 p.m., and they offer one-hour validated parking and online ordering. The space is beautifully designed—worth a visit in person or online LINK.

Story (51-53 14th Street) Dispensary Begins Construction

Construction has started at Story Dispensary (51-53 14th Street), but their path forward remains uncertain. We confirmed with the New Jersey Cannabis Regulatory Commission that their original application was denied, and they were not granted a state license.

They may choose to reapply, but doing so would place them at the bottom of the CRC’s priority list. More importantly, a new application could require them to go through Hoboken’s local approval process again—a process that previously took months and multiple public meetings. It remains to be seen how they will proceed.

HRC Petition Accepted by NJ Supreme Court

The New Jersey Supreme Court will hear the case HRC v. Hoboken Planning Board and Blue Violets. While a hearing date has not yet been scheduled, it is expected to be several months away.

This case has grown beyond a local dispute. When the Appellate Division overturned the lower court’s ruling, it significantly changed the interpretation of a key state land use statute—prompting concern from attorneys and municipalities across New Jersey. The petition was filed to seek clarity on the ruling’s broader implications for local land use governance.

The Supreme Court accepts only a small number of cases each year, and its decision to hear this one underscores the legal significance of the issue at the statewide level.

First Quarter Cannabis Tax Revenue Declines

For the first time since Hoboken dispensaries began operating, overall cannabis tax revenue is down. Until the first quarter, revenue had been steadily increasing. While some decline at individual dispensaries might be expected as more open and sales are spread out, the fact that total revenue has dropped is unusual—and the reason remains unclear. The Q2 numbers will include sales from Hudsonica, which opened in June and may help clarify whether this dip was an anomaly.

1. Village’s Q4 2024 figure includes an additional month of sales, which may partially explain the quarter-over-quarter revenue decline.

2. Cannabis tax revenue is calculated as 2% of total sales.

3. Quarterly taxes are paid in the month following the end of each quarter, resulting in a reporting lag.
